March 2021 visit to new homes by local Councillors
On Saturday 13th March 2021, Addiscombe West Councillors visited 4 Vincent Road to inspect the new homes built by Palatium Properties Limited after being contacted by a resident who praised the high-quality developer’s workmanship and engagement with local neighbours
In September 2019, the developers submitted a planning application to redevelop 4 Vincent Road, Addiscombe. Neighbours expressed concerns about the loss of a house with a lot of character. This application followed a recent controversial planning application for 2 Vincent Road, which proposed a jarring modern design on the street with a beautiful range of Victorian Villas and terrace housing. Thankfully the inappropriate application for 2 Vincent Road was not pursued by the owners.
In 2019 local residents reported back to us at the time that Palatium Properties Limited were very open to discussion on the design and massing of their building with neighbouring properties. After detail design proposals for 4 Vincent Road were published, local residents indicated that they would not object to the developer’s proposals to rebuild the house as a building with 5 flats, made up of one 3-bed, one 2-bed and three 1-bed flats. All flats have modern kitchens and bathrooms.
On our site visit on 13th March 2021, the developer explained that they reclaimed and reused all the original London Yellow-stock bricks. From our walk around, the flats inside have a modern design, and the exterior of the building is very much in keeping with the late Victorian street scene.
As Local Councillors, we were impressed with the quality of the workmanship and the engagement the developments undertook with local neighbours, which shows that it is possible to build new homes in a built-up area and which also enhances the Addiscombe street scene. All five homes are now on the market for private sale.
